One
area of the property market which often gets overlooked by investors
is the commercial sector. According to Peter Quinn of Remax, it is an
area of the market that investors should seriously consider as it has
stayed buoyant all along, despite the ups and downs of the residential
sector.
“There is good value to be had in small shops and office units,”
he said and it’s an area of investment that carries a lot less
headaches. Lettings are usually for 4 years and 9 months or 5 years
and the rents are good.”
Peter points out that “letting of commercial property is clean
as you get bank guarantees from your tenants and you will usually have
rent reviews built into the letting agreements.”
In terms of the maintenance of the property it is also a lot less troublesome
and stressful. Most commercial agreements require the tenant to look
after internal repairs and maintenance and there is not a lot of damage
you can do to an industrial unit compared to a house or apartment. After
all if a concrete wall gets marked by a forklift it’s easy to
touch it up with a bit of paint.”
While available commercial units may not be too obvious on the main
streets in the area, there are a lot of good value units available in
the many business parks and industrial estates around Dublin 15.
